Milestones
The first Major Food Group–branded real estate project breaks ground
Mario Carbone, a founding partner of Major Food Group, officially entered the real estate game last year with the announcement of Villa Miami, the restaurant group’s first branded condominium tower. Designed by ODP Architects with interiors by Charles & Co., the project broke ground this week.
Carbone worked with the AD100 designers to create the ideal kitchen for foodie residents in each unit. Each includes La Conroe’s CornuFé series ovens, as well as stovetops, pasta sinks, and additional appliances by Wolf. Light coming in from the unit’s floor-to-ceiling windows will bounce off of the fluted glass upper cabinets, and stainless-steel details will make the professional chef’s touch clear. Residents can choose green or cream lacquer cabinetry and brass hardware is used throughout. A model kitchen is currently available for prospective buyers to view in the sales gallery. Making the at-home cooking process more convenient, residents will be able to take advantage of the building’s grocery stocking program upon request.
“The design for Villa Miami blends old European charm with a modern sensibility, creating spaces that feel transportive—much like the experience of stepping into one of our Major Food Group restaurants,” Carbone tells AD PRO by email. “We wanted the design to be more than just aesthetically beautiful; it had to evoke a feeling of comfort and hospitality that is warm and inviting while being highly functional.”
Units are available in half floor and full floor configurations, ranging from three-bedroom, four-bathrooms to five-bedroom six-bathroom units. Prices start at $4.5 million.
First phase of Philadelphia’s largest residential development is complete
Sprawling out across a block and a half on South Broad Street in Philadelphia, One Thousand One is set to be Philadelphia’s biggest residential development ever. Comprising 630 units and a selection of amenities including an outdoor deck with 169-foot-long pool, the first phase of the project was recently completed.
Located between Center City and Passyunk Square, the building was designed by BKV Group, with outdoor amenities by DIGSAU and interiors by the in-house design team at Port Brothers, One Thousand One’s developers. All of the building’s units are available for lease, in a mix of studio through three bedroom configurations.
The building’s material and decor were inspired by South Broad Street’s past life as home to grand mansions like the Moore residence by Frank Furness. A large chandelier hangs in the building’s lobby above a floral patterned carpet and traditional-leaning furniture. In the units, stone tiles are used in the kitchens and bathrooms.
Additional amenity spaces include a coworking space, a gym, a spa, a dog park, a playground, and a splash park. Move-ins have begun at the property.
Considered the father of the atrium hotel with his 1967 design of the Hyatt Regency Atlanta, John Portman made his name on transportive environments—whether or not they were always considered to be in good taste. The architect’s own homes were similarly entrancing—and now one is for sale. Known as Entelechy II, Portman’s beach residence in Sea Island, Georgia has been listed for the first time ever.
Asking $40 million, the seven-bedroom, nine-bathroom home features ample greenery draped gracefully over the white exterior, accentuating the height and magnitude of the structure. The modernist home ushers visitors between lower-ceilinged lounge rooms and grand double- and triple-height spaces; a remarkable feat in a 12,500-square-foot home, the bedrooms and many of the living spaces still feel intimate and comfortable. Outside, a sculptural pool—complete with an internal, almost horseshoe-shaped deck—defines the backyard. In addition to the main house, a guest cottage adds another 3,432 square feet, four bedrooms, and three-and-a-half bathrooms to the property.

Starting at $3 million, the penthouses at ONE Park Tower hit the market
The 32-story tower is one of many within the 184-acre SoLé Mia community development.

Located in North Miami’s SoLé Mia, a planned community geared toward wellness, One Park Tower by Turnberry has unveiled its collection of 21 penthouses for sale. With interiors designed by AD PRO Directory firm Meyer Davis, the two- to four-bedroom units in the Arquitectonica-designed structure start at $3 million.
The penthouses will be light and bright, with neutral finishes, including Italian porcelain flooring and floor-to-ceiling windows throughout. Sliding glass doors in the living spaces dissolve the boundaries between inside and outside, with ample outdoor square footage for lounge chairs and other outdoor furnishings. The penthouses include two parking spots and outdoor kitchens.
Meyer Davis also designed the building’s amenity spaces, which include a yoga and pilates studio, golf simulator, a spa space, and a coworking space. “We designed the amenities to flow naturally between indoor and outdoor spaces,” Gray Davis, the founder of Meyer Davis shares in a statement for AD PRO. “By layering earthy tones and textured materials like stone and wood millwork, we aimed to create an extension of home—comfortable, refined, and perfectly suited to the Miami lifestyle.” Out of One Park Tower’s 292 units the smallest residence pricing begins at $900,000.
